The regulatory detailed planning for the north area of Qingdao Free Trade Zone has been released, forming a spatial structure of "one core, one center, two axes and two areas", which is generally used for industry and storage.
The planning scope covers Qianwangang Road in the south, Jiaozhou Bay Expressway in the west, Jiuqu River in the north, and the east border of the free trade Qingdao area (Penghu Island Street Huaihe Road Qianshan North Road Jiaohuang Railway) in the east. The total area is about 17.55 square kilometers, including 10.70 square kilometers of land in the free trade Qingdao area.
The total planned land is 1754.56 hectares, including 1430.67 hectares of urban construction land, 216.29 hectares of other construction land and 107.60 hectares of non construction land.
The benchmark building capacity in the planning area is about 11 million square meters, and the gross floor area ratio is 0.8. It is encouraged that the building capacity of industrial land will rise based on the benchmark building capacity according to the control indicators.
It is planned to build a modern port industry transformation demonstration zone dominated by new materials, high-end equipment, port logistics, photoelectric display and other industries. It will be developed into a demonstration area for port industry transformation and upgrading; Free trade advanced manufacturing industry cluster park; The core logistics distribution hub connecting the port.
The overall spatial structure of "one core, one center, two axes and two areas" is formed, including: one core: one industrial service core; One heart: an industrial neighborhood center; Two axes: industrial development axis and supporting service axis; Two areas: advanced manufacturing area and port industrial area.
The control plan of this area focuses on industrial and storage land, and there are few places to be highlighted. Compared with the version in October 2018, one change is that Qingdao Harbor Technical College Dagandao Campus (land for secondary vocational schools) and the business on the east side were originally planned. This regulation has been replaced by a large commercial land after the merger. In addition, the Tianxi Music City and Zhongnan Xinghui City are the only commercial and residential land areas, and both of them are commercial and residential land except the Huizhi Square which has been built for business facilities. It means that there may be two or three cells associated with the current cell in the future.
